The respondent, Mr O’Grady, was granted an assured tenancy under the Housing Act 1988 by the appellant, Irwell Valley Housing Association, on 11 May 2011. The tenancy was of a flat on the second floor of 1 Ingleton Avenue in Crumpsall, Manchester and by 1 October 2012 the letting was at a rent of £77.90 per week plus a variable service charge.
