On December 31, 1936, appellees, R. J.. Walker and wife, conveyed to appellant,. R. L. Seastrunk, a plot of ground approximately 75 x 105 feet, described specifically-by metes and bounds, the deed of conveyance reciting that such property is “now occupied by a filling station.
