Appellant brought this suit in the lower court to collect the sum of $11,500 as his commission, at five per cent, for negotiating a sale of property at 417 Main Street, in Little Bock, belonging to appellee, to William A. Stern for the sum of $230,000. The suit was based on a written contract, the material parts of which will be set out hereinafter.
