This is an appeal by the Czechoslovak-Patronat (hereinafter designated Patronat) from a judgment quieting title to real property in favor of plaintiffs and certain cross-complainants.

The plaintiffs who originally filed the within action for declaratory relief and to quiet title are heirs of Henry and Josephine Biescar, the grantors of the property here in dispute.
