The Dangs, as sellers, and Mt. View, as buyer, via Yuen, its general partner,

entered into an agreement of sale dated July 23, 1974 involving 250 acres of undeveloped land in Hawaii County.

The $800,000.00 purchase price was to be paid as follows:
