OPINION
NIERENGARTEN, Judge.
Appellant Trayne Properties, Inc. rented office space from Richard Clough and Darrell Straumann. Prior to the expiration of the lease, Trayne Properties vacated the leased premises, and Clough and Strau-mann sued for the alleged breach of the lease.
