OPINION

PICKARD, Judge.

1. Petitioner, Robert Hanford Dalton (Dalton), appeals the district court’s determination that he did not timely exercise his statutory right of redemption of a property which had been sold at a judicial sale. Dalton argues that he substantially complied with the time requirements of NMSA 1978, Section 39-5-18(A) (Repl.Pamp.1991) to effect a redemption of the property.
