¶ 1 On September 6, 1979, Appellant Ray Watson borrowed $31,000 from his parents, Wilbur and Eithel Watson. The loan was secured by a mortgage on certain real property in Woodward County, Oklahoma. Soon *411thereafter Ray and his wife executed a second mortgage on the property in favor of American National Bank.
