Town and Country Appraisals, LLC. (“Appraiser”) appeals the judgment denying relief for its breach of contract claim. We affirm in part and reverse and remand in part.

I. BACKGROUND

Appraiser provided a written appraisal of certain real property and made its employees available to testify during a dissolution of marriage proceeding.
